The Value in your Home and
the number of Bathrooms it has

While looking through real estate listings, you’ve most likely seen terms like “half bath” and “full bath,” or “1.25” and “1.50” baths.”  It can all get rather difficult to understand, particularly once a totally different word is employed.

So give us a moment to break it down for you, once and for all, and to work out what price value every variety of bathroom can get you in your property.

Let’s begin at the biggest bathroom and work our way down to the smallest.   It’ll be easier to understand by the end of the article.

Full bathroom (1 Bath)

A full bathroom contains four main and important items: a bathtub, a shower, a toilet, and a sink with running water.  All four of those elements should be within the space to designate it as a “full bathroom.”

Simple enough, right? It can’t very be argued against.  All four in the room or it’s not a full bathroom.

Three-Quarter bathroom (3/4 Bath)

Then there is the “three-quarter bathroom.”  It has to have 3 of the 4 items mentioned above (a bathtub, a shower, a toilet, and a sink with running water).  So a 3/4 bathroom will usually have a shower stall, a toilet, and a sink.

Some older properties could have a bath rather than a shower, however this setup is typically not the case and is rarely found because they have usually been easily converted to a full bath by installing a shower head.

Half bathroom (1/2 Bath)

If we take away both the shower and also the tub, we then have a “half bathroom.”  This implies there ought to be only a small room with a toilet and a sink (to be able to wash your hands!).  Generally, 1/2 baths are found on the bottom floor of a house wherever there aren’t any bedrooms close by.  It’s essentially the guest bathroom, or the supposed “powder room” as it used to be referred to.

Again, things get murky here if the space solely contains a shower and a sink, or a toilet and a shower.  However the normal grouping is that of a toilet/sink combination.

Quarter bathroom (1/4 Bath)

You can’t really call this bathroom, can you?  It’s a very small space with simply a toilet in it. We will assume you will be washing your hands elsewhere.

However, a “1/4 bathroom” might also be a space with simply a shower in it. Once again, these are extremely rare.


Now… Let’s do some Bathroom Math!
So let’s think about this, a house could be listed as follows 2 ½ baths, 1 ¾ baths, or 1 ½ baths, and so on.

If this is what you are looking at, let’s take a moment to break it down:
  • ·         A 2 ½ bath would mean that the property has 2 full bathrooms, and one ½ bathroom.
  • ·         A 1 ¾ bath would be one full bathroom, and one ¾ bathroom.
  • ·         A 1 ½ bath would mean one full bathroom, and one ½ bathroom.
  • ·         And a 2¼ bath could mean a full bathroom, a ¾ bathroom, and a ½ bathroom.

See how it can get complicated!

Luckily with recent changes to the Multiple Listing formats, it now breaks it down by what the bathrooms really are so you don't have to do as much math.

Does the number of Bathrooms boost a Houses value?
Enough talk regarding the bathrooms.  Let’s talk about money here.  Or instead, the added money they'll bring when you sell your home.  No two houses are a alike!  The National Association of Home Builders (NAHB) conducted a study on the number of bathrooms and the added value they bring back in 2006.

They stated that a ½ bathroom adds roughly 10.5% to a home’s value.  Whereas a full bathroom adds 20% to the value of the home.  But they looked a little deeper and broke it down to a bedroom-to-bathroom relationship.  A home that has the same number of bedrooms and bathrooms can bring in an extra 10% with an additional ½ bathroom and an additional full bathroom would add 19% to the value of the home.  And if the house has fewer bathrooms than bedrooms, percentage loss can be even bigger.

For example, think about a two-bedroom house with just one bathroom.  By adding a new ½ bath, the value will increase by 11.5%!  The bathroom addition makes a lot of sense for the houses layout as well and increases your homes value.

And remember, by “adding the bathroom,” it’s best to have a licensed contractor do the work rather than doing the addition yourself.  You probably won’t get your value back by doing it yourself.  We’re merely looking at the comparison of homes with totally different numbers and kinds of bathrooms.
